What is the CPRR Project?
The Chennai Peripheral Ring Road is a proposed 133 km six-lane corridor designed to connect Ennore Port in the north to Mamallapuram (ECR) in the south, bypassing congested city routes.

The CPRR will run through five sectors:
- Section 1: Northern Corridor (Ennore to Minjur): Expect massive growth in commercial warehousing and logistics plots.
- Section 2: Western Corridor (Thiruvallur to Sriperumbudur): Connecting industrial and manufacturing belts. Sriperumbudur and surrounding areas will see high demand for affordable apartments.
- Section 3: Southern Corridor (Singaperumal Koil to Mamallapuram): Linking GST Road and ECR, which will boost luxury villa and residential plot demand.

Improved connectivity means that long-distance commutes will become feasible, making land in outer suburbs highly attractive. Property prices in Sriperumbudur, Minjur, and Singaperumal Koil are expected to show steady double-digit growth over the next few years.
