If you are planning to sell your property or buy a pre-owned flat in Chennai, calculating the correct market value is essential. Unlike independent houses where land is the main driver, evaluating an apartment requires analyzing both the Undivided Share of Land (UDS) and the value of the concrete structure.
The Basic Formula for Resale Value
The resale value of an apartment is calculated as follows:
Resale Value = Land Value (UDS) + Depreciated Value of Building + Value of Car Parking & Amortized Amenities
1. Land Value (Undivided Share - UDS)
UDS is the share of land allotted to you as an apartment owner.
- Calculation: Multiply your UDS (in sqft) by the current market rate of land per sqft in that specific locality.
- Appreciation: The land component (UDS) is what appreciates over time, driving the property value up.
2. Building Depreciation
Unlike land, the concrete building structure depreciates over time.
- Life of Building: Standard RCC structures are assumed to have a life of 60 years.
- Depreciation Rate: The cost of construction depreciates by a percentage every year (usually calculated using the straight-line method: Depreciation = (Age of Building / Total Life) * Original Construction Cost).
3. Additional Factors
- Location & Builder Reputation: Premium locations and tier-1 builder projects command higher resale premiums.
- Maintenance Quality: A well-maintained 10-year-old apartment might sell for more than a poorly maintained 5-year-old one.
